Nestled in the vast dunes of 29 Palms, is a secluded and tranquil desert retreat called Arro Dunes with 360 mountain views that sits on 10 unfenced acres once home to the Chemehuevi tribe. Designed with a strong focus on organic materials and fusing inspiration from Japanese wabi-sabi aesthetics (the acceptance of imperfections) and minimalist primitive decor, the home brings a beautiful balance of thoughtfully sourced one-of-a-kind antiques alongside modern luxuries.

Good to know

The entire home has been lovingly renovated, with many of the final touches having been built by us, characterizing the distinctive textures and light of each room. Minimalist decor and neutral palettes connect you to the desert surroundings and offer space to sink into the world around. Originally built as a desert homestead in 1957, the two bedroom one bathroom home comfortably sleeps up to 4 guests. Dual bi-folding french doors provide a connection to the outdoors as guests enjoy the seating and tea room in the large bedroom. The brick fireplace with steel hood is original to the home, designed and handbuilt by the original owners, and is a key focal point to the homes’ architecture. Mornings spent sipping coffee, or evening cocktails, next to our expansive original living room window, provide some of the best moments to recharge. At night, the firepit and 100 sq ft deck offer unending stargazing opportunities while the 10’ foot stock tank is a summer retreat. The home sits off a dirt road in a small and peaceful neighborhood, navigable by any vehicle and is designed to be an oasis for slow living, away from the noises of the city, though not far from local amenities. Whether you’re seeking a relaxing quiet retreat or romantic getaway, Arro Dunes is the perfect sanctuary to find peace and solitude. Other Details to Note

PLEASE NOTE: You may encounter a friendly pair of dogs that enjoy visiting our guests. Their names are King and Lou and the belong to our neighbor across the street. They are very sweet, but please shoo them on home should they be a nuisance. PETS: Two well-behaved pups allowed. No other types of pets allowed. There is a $95 pet fee, paid at time of booking. The property is not fenced and there are coyotes, bobcats, owls in the area, so please be aware. Also, see above about our neighbor's dogs. PARKING: A maximum of 2 cars are allowed on site. Parking is available under the wooden carport at the end of the driveway. WATER: As our home is more remote, our water is supplied by a well. We appreciate your patience as filling up the bathtub might take longer than expected - but it will be rewarding. DESERT FAUNA: We feel so lucky to be able to experience the vast amount of wildlife and nature that desert living provides. Please do not be surprised to see all kinds of critters including bats, beetles, mice, owls, snakes, scorpions, spiders, coyotes, rabbits, and mountain lions. This is their home after all. We recommend keeping all doors and windows closed in the evening. Also note, that during summer we do see an influx of wildlife. SEPTIC: The house is on a septic system, please do not flush anything other than toilet paper. NEIGHBORHOOD: Our property is in a rural area of 20 Palms. There is a military base in 29 Palms, which doesn't usually cause an issue, but occasionally they do train. If you have any questions about this, we'll be happy to help.

House Rules

HOUSE RULES Our home has been lovingly designed with thoughtful decor, organic surfaces and elevated materials, please respect our home as you would your own and try to return it better than you found it. Any damage, theft, or abuse done by guests during their stays, then guests will be expected to cover the full cost of said damage, theft or abuse. VACATION RENTAL AGREEMENT THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT STATED IN THIS AGREEMENT. BY BOOKING THIS RENTAL, YOU AGREE TO THE FOLLOWING HOUSE RULES AND ASSOCIATED FINES. Your sole right to use the Property begins with [4PM] check-in and ends at [11AM check-out], unless other times are approved in writing in advance by your hosts. This agreement is in effect from the time and date of the confirmation of your booking of the Property. Be considerate of the check-in and check-out times as we are often booked back-to-back and your delay in checking out will impact the next guest’s experience. Our cleaners need the full turn-over time to thoroughly clean and prepare for the next guest’s arrival. You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of hosts. Any guests/visitors must be registered with us prior to your arrival No more than two cars are allowed on the property without prior permission. Any unauthorized guests/visitors will be subject to $100 fine per person. Commercial photography, elopements couples photoshoots or events, including but not limited to weddings and parties are NOT ALLOWED without prior consent as these are charged at a different rate. This includes sponsored social media posts promoting a brand or product. If you are unsure what constitutes commercial photography, please ask. Booking through Airbnb are strictly for lodging purposes only. Minimum of $2000 fine per violation. Smoking is not absolutely prohibited inside the house. You may smoke outside 20 feet away from the house, as long as windows and doors are closed. All cigarette butts must be put out and disposed of in the trash; do not litter on the property. $500 fine per violation for odors present indoors and litter found outside. We cannot guarantee speed or availability of the home’s wifi. Internet service is provided by satellite and may be subject to more fluctuations than you’re used to. No illegal or abusive use of the Internet access is allowed on the Property. Pets are not allowed at this time. Minimum $500 fine per violation plus any necessary deep cleaning/damage fees. Recreational vehicles and camping or other overnight accommodations outside the home are not allowed. Violations of this policy will result in termination of the reservation with no refund. Guests who utilize a home’s cowboy pools and/or hot tub do so at their own risk and we are not liable for any personal injury or other damages associated with such use. Guests may not use glass or pottery glassware, plates, etc. in or anywhere near any such water amenity. If any glass or pottery ware is broken in or near a water amenity, you will be charged the full amount to drain and refill the amenity and for any lost revenue during such service. Guests may not leave minors unattended at any hot tub, pool or plunge pool. Guests shall allow the property owner or any designated workers access to the property for landscaping and routine maintenance, cleaning, repairs and building inspections, and pool and hot tub repairs and service. Guests must also acknowledge and accept that there are surveillance or recording devices on the Property. Please contact us for field of view questions Quiet time is 10pm - 8am. No loud noises, outdoor amplified music, fireworks, or firearms. Drones are allowed as long as it’s on the property and does not go into neighboring properties. We’re located in a small, peaceful neighborhood with longtime neighbors who are mostly retired and don’t wish to be disturbed. We can’t stress enough that the desert air is extremely thin and even the sound of normal talking outside can travel very far. If we receive any calls about a noise disturbance from our neighbors or the police, guests will be asked to vacate the property immediately. You will come across many native desert flora and fauna including but not limited to snakes, coyotes, spiders, mountain lions, mice, scorpions, owls, bats, and beetles. Guests should avoid coming in contact as much as possible with animals that can cause harm. Guest assumes all risk of harm from contact with animals and plants in the High Desert, and will hold hosts harmless against any claims for loss, injury or damages resulting from such contact. The cleaning fee you pay at the time of booking is charged by our cleaners for a routine and thorough turnover service. While we don’t expect you to clean the home before checkout, please be respectful and try to return the home to the way you found it. Any excessive mess and garbage will be charged a minimum of $500 at our cleaner’s discretion. We prohibit the use of candles, incendiary devices, glitter, paint, and confetti. Many furniture pieces are vintage and antique, collected through the years. We ask that you do not rearrange or move furniture, including moving outside furniture in or inside furniture outside. Our beautiful kitchen countertops and bathroom vanity/tub are made from an organic lime plaster that requires extra care and diligence when using the spaces or cooking. Please make use out of the many cutting boards provided to help us preserve the countertops. The delicate nature of the surfaces are more susceptible to discoloring and stains from acids and oils. Use extreme caution when using citrus, vinegars, juice, soda wine and making coffee, and we ask that you are more mindful and clean up any spill immediately with soap and water. Do not use any hard chemical cleaning products. If you think this might negatively impact your stay, then our home may not be suitable for you. Thank you! We reserve the right to withhold all or part of your deposit if you fail to follow the rules in this Agreement, the Property listing or the Property house manual. If the cost of damages, losses, or missing items resulting from Guest’s failure to follow the rules or as a result of the causes stated in this paragraph should exceed the amount of the deposit, we will bill Guest’s credit card for the difference and/or pursue legal action. Cause(s) for withholding deposit funds, charging Guest’s credit card and/or pursuing legal action include, but are not limited to: damage to premises or contents; missing or broken items; lost keys; required excessive cleaning; failure to comply fully with the departure checklist; smoke odors or damage; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of a dog without authorization; noise complaints after 10pm, including related fines; trespassing on neighboring properties; and unauthorized late check-out.

Our home is tucked in the sandy dunes of 29 Palms, dotted with large shady Tamarisk trees in a peaceful, remote neighborhood. Much of the desert flora nestles up right to the house, feeling as if you are close with nature. We have very few neighbors and so much land to explore behind our home.

Guest Access

Guests will have the entire property to themselves. We have a locked studio outside that guests will not have access to. Prior to arrival, guests will receive a pin code that will access the front door.

My husband and I had a fantastic stay. Directions to the house were very clear and we loved the location. There were a few other homes along the road to the house but once you got to the house it felt completely private, which is what we wanted. The scenery was gorgeous, especially framed through the large living room window. We arrived at the house at sunset and it was truly a spectacular welcome to walk in and see the sky through that window. The home was clean, everything was as expected, and the decor was stunning. We would absolutely stay here again to enjoy the privacy of the home while also being an easy drive to Joshua Tree.

Really loved our stay. The air bnb is beautifully designed, absolutely loved the big window in the living room. The amenities were amazing - projector in the living, wood burning hot tub was so cool, very comfortable bed/mattress, cozy indoor fireplace. Would stay again in a heartbeat!

This is a remote location, with the last mile being dirt roads, so please take it slow and respect our neighbors. You will need a car during your stay, but a four wheel drive is not necessary.
